What We Do

Professional House Washing in Greater Tampa Bay

Florida's humidity turns exterior walls green and black faster than almost anywhere else in the country. Our soft-wash process removes algae, mold, and grime safely — without the damage high pressure can cause.

Rusty's Pro Wash & Seal provides soft-wash house washing for homes throughout Pinellas, Hillsborough, and Pasco counties. Unlike high-pressure washing, which can strip paint, force water behind siding, and etch stucco, our soft-wash method uses low pressure combined with a biodegradable cleaning solution to kill and remove algae, mold, mildew, and dirt at the root — restoring your home's curb appeal without risking damage to the surface.

Why Soft Wash Instead of Pressure Wash?

High-pressure washing on siding, stucco, or painted wood can force water behind panels, strip paint, and even crack stucco. Soft washing uses a specialized low-pressure system paired with a cleaning solution that breaks down algae, mold, and mildew at the surface and root level, then rinses it away gently. This is the method recommended by most siding and paint manufacturers, and it's especially important in Florida where black streaking algae (Gloeocapsa magma) and green mildew growth are constant thanks to our year-round humidity.

Surfaces We Clean

We soft-wash vinyl siding, stucco, brick, painted wood, and most other exterior materials. Each surface gets an appropriately diluted solution and dwell time — stucco and painted surfaces are treated more gently than durable brick, for example. We also treat soffits, window screens, and other trim as part of a full house wash so the entire exterior gets a uniform, streak-free result.

How Often Should You Wash Your House in Florida?

Most Tampa Bay homes benefit from a house wash every 12–18 months. Homes in shaded, humid, or coastal areas — where algae and mildew take hold faster — may need it closer to once a year. Regular washing not only keeps your home looking sharp, it also prevents organic growth from permanently staining or degrading paint and siding over time.

What to Expect on Wash Day

We pre-treat problem areas, apply our soft-wash solution across the full exterior, allow appropriate dwell time for the solution to break down algae and mildew, then rinse thoroughly at low pressure. Landscaping is protected and pre-wetted before we begin, and we take care around windows, outlets, and light fixtures throughout the process.

Common questions

What homeowners ask us

Is soft washing safe for my siding and paint?
Yes — that's the whole point. Soft washing uses low pressure and a cleaning solution instead of high-pressure water, which is what most siding and paint manufacturers actually recommend to avoid damage.
Will it kill the algae, or just remove what's visible?
Our solution is designed to kill algae, mold, and mildew at the root, not just rinse off the visible growth — which means the surface stays cleaner longer than a pressure-only wash.
How often should I get my house washed in Florida?
Most homes benefit from a wash every 12–18 months. Shaded or coastal homes may need it annually due to faster algae and mildew growth.
Will you protect my landscaping?
Yes. We pre-wet and protect plants and landscaping before applying any cleaning solution.
Are you licensed and insured?
Yes. Rusty's Pro Wash & Seal (J&R Lowrey LLC) is fully licensed and insured in the state of Florida.
